In 2013 kan nog een maximale hypotheek worden afgesloten van 105% van de woningwaarde. Deze extra 5% wordt jaarlijks omlaag gebracht met 1%, waardoor steeds meer eigen geld ingelegd moet worden voor de koop van een woning. Vanaf 2014 wordt het steeds lastiger voor starters om een huis te financieren.
Op dit moment kan er voor een woning een hypotheek worden afgesloten van 105% van de waarde van de woning. Deze 5% is meestal voldoende om de kosten die bij de aankoop van de woning komen kijken mee te financiering in je hypotheek. Even een voorbeeld. Wil je een woning kopen van 150.000 euro dan kan je een maximale hypotheek krijgen van 157.500 euro. De extra 5% kan gebruikt worden om overige kosten te financieren die komen kijken bij de koop van een woning. In 2014 wordt de maximale hypotheek 104% van de waarde van de woning, wat er voor zorgt dat de koper zelf geld moet bijleggen. Over een periode van 5 jaar wordt de maximale hypotheek teruggebracht naar 100% van de woningwaarde.

In dit overzicht gaan we uit van een woning met een waarde van 150.000 euro. een hypotheek van 105% van dit bedrag komt uit op 157.500 euro. Zo kunnen ook de overige kosten voor de koop worden gefinancierd. Wil je dezelfde woning in 2014 kopen, dan moet er 1500 euro zelf ingebracht worden, omdat er dan nog slechts 104% geleend kan worden. Vanaf 2014 moeten steeds meer kosten volledig uit eigen zak betaald worden. De kosten voor een eventuele aankoopmakelaar, bouwkundig rapport of een restschuld zijn nog niet meegenomen in de berekening. Een aantal onderdelen staat vast bij de koop van een woning, maar er kan wel bespaard worden op deze kosten. De kosten voor hypotheekadvies kunnen flink uiteenlopen, waardoor hierop makkelijk bespaard kan worden door dit bijvoorbeeld online te laten doen. Online hypotheek advies via Hypotheek24 is al vele malen voordeliger dan bovengenoemde gemiddelden. Ook de notariskosten kunnen variëren en de notaris vergelijken helpt bij het besparen op de kosten. In het tweede kwartaal van dit jaar is de hypotheekomzet flink gedaald, zo meldt IG&H. De hypotheekomzet is met 29 procent gedaald in de eerste zes maanden van dit jaar ten opzichte van de eerste zes maanden van 2012. Met name in het tweede kwartaal is het flink teruggelopen.
Het kabinet, pensioenfondsen en verzekeraars zijn al enige tijd aan het onderhandelen over een nationale hypotheekbank. De bank krijgt de naam Nationaal Hypotheek Instituut (NHI), waarin hypotheken worden ondergebracht. De pensioenfondsen en verzekeraars kunnen hierin beleggen.
Binnenkort gaan toch de regels veranderen omtrent het kopen van een huis. Wil je straks een huis kopen, dan moet je zelf geld inbrengen. Deze maatregel wil het kabinet invoeren als de huizenmarkt weer hersteld is.
Om de concurrentiestrijd aan te gaan op de markt van hypotheekrentes, gaat de SNS Bank de hypotheekrente fors verlagen. De op vier na grootste bank van Nederland gaat met de lagere tarieven de strijd aan met de concurrenten Rabobank, ABN Amro en de ING bank.
Cijfers van Hypotheek24.nl benoemd bij RTLZ nieuws. Is er sprake van concurrentie op het gebied van hypotheekrentes tussen de grote banken? De SNS Bank gaat in ieder geval de hypotheekrente verlagen.

Minister Stef Blok voor Wonen erkent dat de nieuwe Blok-hypotheek uiteindelijk duurder is dan een ‘gewone’ annuïtaire hypotheek. Dat schrijft hij in een brief aan de Tweede Kamer. Kopers met een Blok-hypotheek sluiten naast de hypotheek nog een aparte lening af, waarmee ze de maandlasten ‘kunstmatig’ laag houden. De minister stelt in zijn brief duidelijk dat de tweede lening uitermate flexibel is. Zo is het niet verplicht om een lening voor precies de helft van de waarde van de woning te nemen. Mensen mogen ook minder lenen en kunnen tussendoor stoppen met de lening. Daarnaast hoeven zij ook niet direct de lening af te sluiten, maar mogen ze dat ook later doen. Die tweede lening is een specifieke afspraak tussen de hypotheekverstrekker en de huizenbezitter. Zo hoeft de looptijd van de lening niet dezelfde looptijd te zijn als de hypotheek. Ook hoeft de rente over het geleende bedrag niet hetzelfde te zijn als de hypotheekrente.
Banken en hypotheekverstrekkers zijn tot nu toe afwachtend geweest met de invoering van de nieuwe hypotheekvorm. De banken stellen dat ze niet goed kunnen inschatten wat de gevolgen zijn van de nieuwe regels en hypotheekvorm.
